When searching for a house or while constructing a home or while scratching your head to understand the concepts of construction terms, we always go in search of definition of these 3 terms Carpet Area, Built Up Area and Super Build Up Area.
What is carpet area?
Carpet Area: In construction field, the Term carpet area basically means where a area can be covered by a carpet.
How many times we have heard that a builder talking about carpet area. ‘Carpet Area’, as the name suggests, is the space where one can spread a carpet i.e., It is the net usable area of the building/apartment/house. Carpet area includes the thickness of the internal wall but excludes balcony or terrace. The distance between inner walls is carpet area. Generally, the staircase is included in Carpet area if it is inside the apartment. Areas like external walls, Lift, Lobby, Balcony or common area will not be included.
How to calculate Total Carpet Area
For calculating the total carpet area, let us assume you have a built-up area of 2,000 sqft, then the carpet area will be 70 per cent off 2,000 sqft, that is equal to 1400 sqft.
What is Built Up Area?
Built Up Area: Built Up Area is the total of wall area and carpet area (i.e) Carpet Area + Wall Area = Built Up Area
In easy words, built-up area is the carpet area plus the area covered by walls. Comparing the carpet area, here built-up area includes balconies, terraces (with or without roof), etc. A owner or a person looking for a home should also know that walls which are shared with other units are factored in at 50 per cent while other walls are computed fully. It is to be noted that the percentage may vary with the project or the developer. Conversely, an addition of 10 to 15 per cent space to the carpet area becomes the built-up area.
How to Calculate Built Up Area?
For calculating the built-up area, let us assume you have a super built-up area of 1,200 sqft, then built-up area will be 70 or 80 per cent of 1,200 sqft which is equal to 840 sqft or 960 sqft while the carpet area will be 588 sqft or 672 sqft.
What is Super Built Up area?
Super Built Up area: Built Up Area + Common Areas = Super Built Up Area.
The super built-up area is the total sum of the built-up area and the space occupied by common areas like lobby, staircase, elevator, shafts, etc. Often, developers charge buyers based on this area to cover their cost of construction. Thus, it is referred as ‘saleable’ area. However, underground sump, water tanks, walk ways, swimming pool, open sports facilities, weather sheds, inaccessible flower beds, lofts shall not include in super built-up area.
How to Calculate Super Built Up Area?
We know super built-up area includes common areas such as elevator, veranda, staircase etc, developers consider 1.25 as a multiplying factor to calculate super built-up area. This increases the total saleable area by 25 per cent. This percentage is called loading. For calculating the super built-up area, let us assume a developer applied a loading of 25 per cent for an apartment with carpet area of 800 sqft. Then the super built-up area will be 1,000 sqft.
